All really good had a lovely time.

We booked the property over a weekend for a bachelorette party of 9. The property is a bit off the beaten track be warned if you are travelling by taxi, as the driver will not take you to the property! Thankfully, the housekeeper messaged me before arrival with details on how to reach the property from the main road. The property manager should consider adding signage to indicate the gate, as it is not clearly visible on a first visit. In particular for those who arrive at night. The property itself is lovely. It's a bit like a rabbit warren, lots of rooms and stairs leading to different places, but to be honest that adds to the magic! The barpool room is a great space to host a gathering, and you are allowed to put up decorations in there with blutactape. This is not allowed in the main house, which is understandable. The property is in a livedin state you can see wear and tear on the furniture, floors, etc. However, it was immaculately clean upon arrival, and the housekeeping team were very communicative. In the kitchen, there were also plenty of cups, glasses, and crockery in the cupboards for us to use and to our delight a dishwasher! There was also a lovely welcome gift which we weren't expecting, so thank you for that. The beds were very comfortable and had a variety of pillows to suit every taste. Bathrooms were plentiful, and we had no issues with hot water or pressure. Overall, we were very satisfied with the facilities. The garden was well maintained and was perfect for our needs we particularly enjoyed the terrace where there was an abundance of seats and the hottub if anyone wanted to take a dip. The property is approximately 30 minutes from Leeds however, there are local shops and amenities so you do not need to travel too far by car to get what you need. We thoroughly enjoyed our time at the house and feel this property is excellent for families and groups of adults looking for a getaway in a quiet and private space.

We absolutely loved our stay here! There was plenty of space for the whole family, and the games room was a huge hit with both the adults and the kids. The location was also ideal, being so close to local amenities, which made everything really convenient. We loved all the different seating spaces inside and outside of the property The only areas I would say could be improved are the driveway up to the property, which could do with a little more maintenance. Some of the overgrown bushes caused a few scratches to our cars. We also noticed quite a few cobwebs inside the property and games room that looked like they hadnt been cleaned before our arrival. That said, these things certainly wouldnt put us off booking again. We had an amazing break and thoroughly enjoyed our stay, and we would happily return! Really good communication from owners too
Overalls great venue for large groups or families. Good patio area with seating , BBQ, fire pit , and tables for all guests. Great garden area for children to play in and explore. Surrounding woods are excellent for walks. Kitchen extension is a good addition. Couple of things that need attention particularly as this is not a cheap rental. 1. Water pressure in upper bathrooms is extremely , poor particularly when showering when the flow reduces to a trickle. Really needs a pump to provide appropriate flow of water. 2. Sun parasols would be welcome on patio. 3. Some garden furniture would also be welcome.
Fantastic house in fantastic surroundings, wildlife and birdsong abounded but walking distance to shops restaurants and pubs. Cinammon Spice restaurant locally highly recommended. As for a house of that size and age a few small glitches but incredibly rapid and effective responses from housekeeper and owner who treated us like personal guests.
What a perfect location for a family birthday get together. Has absolutely everything you need for a party including a separate partgames room set a little away from the main house. Very convenient for Hipperholme and Halifax but secluded enough to feel as if you're in the middle of nowhere.

One of the best places we have stayed and would definitely rebook. We had a problem with one of the lights when we arrived and the owner was there within 20 minutes and had it fixed. Rachel the housekeepermanager was also so attentive. I would highly recommend
Great house tucked away . Games room comfortable lounges nice bedrooms , For a Christmas house perfect pubs and cafes nearby for a crisp walk . Hare and hounds for Sunday lunch perfect. Our group of 8 family and friends and our 2 labradors had a lovely stay. Fantastic communication with Denise and Rachel before and during our stay helped our holiday go even more smoothly. The house had everything we could wish for. Although we were an adult group this house would be fantastic for children. Beautiful outlook and we all loved watching the wildlife, especially the deer. Great walks from the door for dogs and central location to explore the surrounding area, great for shopping, takeaways and pubs too. Can highly recommend.

We had a great stay and had everything we needed. Only small niggle is that we could have done with some more kitchenware as there were 11 of us staying. Also there were only 2 tea towels
This property has the wow factor and is in a beautiful setting. Our family enjoyed a lovely week. However, the first view you have near the house is a huge pile of rubbish and it does spoil the first impression. You then see this each time you come in and out. Several things did not work well the stove was very slow, the TV in the children's lounge was broken, there were only 4 teaspoons, doors did not close and the bannisters were loose going up to the third and fourth floor. The trampoline was unusable. For the money charged these niggles should be fixed. Paying for the pinball machine also seemed petty. We did love the space, the views and the pumpkin room was our favourite.
Amazing place, had everything we needed and was very clean. Stayed for my mums hen weekend and it was perfect she loved every second.

The house was lovely. Just what we wanted and met up with our expectations. The beds were comfortable and the house was clean and tidy with good amenities. The owner was in contact during our stay to make sure all was ok. The complimentary items were a nice touch. The games books pencils and toys were all appreciated. The location was great for days out and walking from the house. We would definitely recommend the house for a great place to stay. Thank you.
Had a fab stay, all the beds are super comfy and the rooms are great for a group of 12. Hot tub was def every day and was a massive hit with the kids, best one Ive been in! Rachel kept in touch and was quick to reply to any questions. It has a lovely toy room for the little ones as well. Perfect week.
Unfortunately we had no electricity from 930 until 6 o clock on the Monday which was our only full day there but Denise came round to make sure we were ok and update us. She kept in contact throughout the day. She arranged for us to go to a local butchersdeli to eat and also provided us with a BBQ pack from the butchers which was very kind of her. Only thing was couldnt use the jacuzzi or charge any of our phones iPads etc.

Lovely property in beautiful surroundings. Quiet and relaxing but near enough to local shops for everything you need. Hot tub and games room kept everyone amused. Safest outdoor space for the kids to run around away passing traffic which just added to our ability to relax. Enough TVs to suit different tastes. Enough bathrooms for everyone too. Had such a lovely time could not fault it. Plenty of areas for everyone to get together and plenty of spaces to escape for some quiet time. The outdoor terrace overlooking the hot tub and gardens was my favourite place I could have stayed forever. If I had to find a negative it would only be that we would have liked a little more information on the history of the property and maybe a few more instructions on how to use some of the appliances and how things worked.
Had a great weekend at Belvedere Farm for my sisters 80 birthday . . The family of 12 and the dogs had lots of space to celebrate and chill . Plenty of games and other entertainments if the weather turns wet .. Great memories .. thank you

All amazing, could have a canopy and maybe patio heaters on the ground floor outside space or down near the games room.
Overall we have had a great stay. The house is huge, with plenty of room for everyone. The games room and grounds were brilliant, and the kids loved the trampoline, the go karts, the basketball net etc. We did have several issues on arrival unfortunately the electric gate stopped working and I had to ring the owner she was unable to attend in person so had to talk me through how to check the fuse box the fuse had tripped. The oven wasn't working, there was no hot water in the ensuite bathroom, and the hot tub was frothing because the pH levels hadn't been checked and adjusted. To be fair, the property manager came out the next day and these issues were resolved, but it was a frustrating start to our weekend and did spoil it a little. The length and steepness of the track to the property wasn't what we expected either a certain degree of fitness is required if you want to walk anywhere and it wouldn't be suitable for anyone with mobility issues. That said, overall we did enjoy our stay and the adults and kids alike loved playing pool and darts, that was a real bonus, so thank you!

The home is beautiful and in stunning surroundings but I feel there is work to be done especially when you are charging the amount that you are for guests to stay. There were a number of issues noticed during the stay. The bedroom en suite on the first floor was bitterly cold. The actual bedroom warmed slightly over the course of the 2 days but the ensuite remained freezing cold due to no heating in there. There is a large dip in the kitchen floor that more than one family member fell down and could have resulted in a serious injury. In the games room there is no side on the pool table meaning the balls just fall out and roll all over the floor, Of 5 available pool cues only 1 was able to be used due to the other 4 being damaged. I feel if you're charging 100 per night this kind of thing can be overlooked but for top money you expect top accommodation and this house COULD be that but unfortunately it isn't yet.

We were a group of 9 friends celebrating our 40th birthdays and had a fantastic 3 night stay at Belvedere Farm. Location was great, house is set in its own large grounds so no need to worry about noise. Ample seating, comfy beds, brilliant games room although the pool table could do with some repairs and new pool cues and darts. The hot tub of an evening was lovely, the kitchen has all you need and the place was spotless. Highly recommend and would definitely stay again.

Although we had a lovely weekend away here, there were a number of things which we werent happy with. The listing shows a trampoline this was on its side dumped in the corner of the garden. The hot tub which I appreciate the owner had to replace at the last minute only got warm towards the sat evening, we arrived Friday left Monday. The lights didnt work in the lounge. There was a lady bug infestation, which meant one of the rooms wasnt suitable for sleeping in and ended with sofa surfing. The kitchen table didnt comfortably fit 12, therefore we had to eat in two sittings. The WiFi is very poor. The pool table was faulty as a result of the side being removed and the balls kept falling off. The main house itself needs updating generally. As I say, we did have a nice time as you make the best of weekends away but do I feel it was worth what we paid unfortunately not.

We got caught in the middle of a snowstorm but the owners were absolutely lovely and really helped us get settled in. The place is pretty difficult to find it's not really on the map so I'd definitely recommend driving taxi drivers are reluctant to make the journey. That aside, it's a beautiful house with lots of room and gorgeous views of the hills
We visited between Christmas and New Year as three families with 7 children ranging from 117. Every person had a wonderful time! The house and its surroundings were glorious! The host was attentive we had an issue with the pool table and the hot tub Denise came to the house en route to her meal out to help and had left a lovely welcome basket, which was much appreciated. The facilities are excellent plenty of crockery, large pans for cooking, hand soaps and toilet roll in every bathroom we had brought our own just in case, extremely comfortable beds and of course the delightfully large sofa with the gorgeous view, the balcony, the hot tub, the games room I could go on and on We will definitely be staying here again!

Great place to stay, Denise, the owner kept in touch even though she was on holiday herself. We needed some extra firewood, and also help with WIFI code. Both requests were quickly dealt with, by contacting Racheal, her colleague, who brought ample fuel, and confirmed log in details for WIFI. My wife Maureen and I, our son, daughter, all our grandchildren, a party of ten all enjoyed a lovely pre Christmas break together. Highly recommended.

Overall fabulous property. We are a large family of 11 ranging from 8 to 83 with 2 dogs and everyone loved the property. The welcome basket on arrival including a bottle fizz and sweets was lovely. We had a fantastic Weekend. What we couldn't fathom was needing to pay 50p for the pinball machine in the games room and a pain when we didn't have any cash., We were really looking forward to using the games room but some of the facilities were either not working or available eg. TV playstation and had this not been the case we would have scored 5 stars. The only other problem we had was that one of the ovens didn't seem to reach temperature, and caused some challenges when cooking for so many but we did manage. The cottage is well located but we stayed put all weekend and loved the large grounds and walks. Games room had a working pool table but TV, playstation didn't work not available. Had to pay 50p for pinball machine, but on the other hand received In the kitchen, the kitchen tap was loose and one of the ovens didn't seem to heat properly.

Belverdere Farm is a lovely relaxing place to stay, it sits at the bottom of a secluded valley. Its so peaceful with lots of quirky places to chill. On our arrival as we drove down the track we spotted squirrels and deer, and during the rest our stay we continued see these plus cows, a fox, a heron, ducks and moor hens. The house its self is beautiful with several different size rooms which meant with 4 generations in the house, we were able to gather as a family and separate as needed. The kitchen is large with an unconventional layout but it works for large groups, we were able gather around the long table and still be able to cook. Our granddaughter especially liked to space for fire engine. The bedrooms are each unique and comfortable with plenty of space, however not all the bathrooms have locks on so we had to come up with a system when using so no one walked in on any one when showering. Unfortunately for us the weather wasn't kind so we were unable to use the outdoor seating areas often. We might have been able to use the top patio if the cushions had been kept in a storage box when raining. We did however use the hot tub, another great addition to the house and it was very enjoyable relaxing in the rain. The Games room is a fantastic addition its like your own personal pub, for us the orientation of the pool table meant, we interrupted the darts and vice versa when playing. The go karts provided some extra entertainment for the big kids. Denise is a great host with a fantastic property, her directions are perfect for finding Belverdere Farm totally ignore Sykes. We had the most relaxed week and would highly recommend a stay here.

The property was clean and well presented. There was plenty of crockerycutlery and cooking pots pans etc for our stay. We had a couple of issues with a beeping smoke alarm and a leaking shower but once the owner was contacted these were resolved with little affect on our stay. The trampoline gave endless fun to my two Grandchildren who also enjoyed walks along the paths by the property. Evenings were spent in the games room where pool was a great favorite with the men. As was the big screen with projector where they watched films. Only down side was the weather which was windy and cold at times.
Beautifully decorated and very well presented spacious house in lovely grounds. We had an amazing week away as a group of 12 friends. The house contains everything you need for a week away. The games room was a great addition which we used every night and the girls enjoyed a prosecco or two in the hot tub. The driveway is long and steep at the beginning so be prepared if you want to walk to the pub, shops or local park. This does also mean delivery companies are reluctant to drop off shopping and takeaways direct to the house and sometimes had to be met at the gate. It did not affect us, its the joys of being a bit secluded and is mentioned in the property description. Finally I would like to thank the owner Denise who makes you feel so welcome, from the first contact, checking in during the week and then communication on the last day she is a delight to deal with. If I ever had a question she responded very promptly. All in I would highly recommend Belvedere Farm.

Wow, what a house! Belvedere Farm is a great place to stay for a large family group. Very clean, beautifully decorated and spacious with room to be together or find a quiet spot. Access by key code on the electric gate, then a long steep drive, Denise gave excellent directions before check in, ignore the directions Sykes provide. Knowing that supermarket delivery would be tricky, we chose to click and collect at Tesco's in Halifax. Hipperhome has a small Tesco Express and Morrisons. The games room was a great addition, with it's own large outdoor seating area, there is also a basketball hoop, pedal gokarts and football goals. The house also has a lovely terrace with plenty of seating and a charcoal BBQ, the hot tub was clean and well maintained by Denise who came to check on it midweek. The view up the valley from the first floor balcony was lovely, we saw deer, foxes, ducks and the squirrels. The newly built kitchen extension provides lots plenty of room for indoor dining, there's a big fridge freezer and a drinks fridge, it's well equipped with everything you need. We had some nice trips out to Shibden Hall and park, the Piece Hall in Halifax, Haworth and Leeds. Belvedere Farm is a fabulous place to stay.

Can not fault this property or the owners. We had such an amazing time for my partners 40th. Ive got to admit the best part for the kids & big kids was the go kart races down the drive way
